Chaplin Estates TorontoBayview Village is an upper-middle class neighbourhood in Toronto, Ontario, Canada. Bayview Village neighbourhood consists mostly of suburban houses, raised and ranch style bungalows, split-level houses, and Georgian Revival-style, built in the late 1950s and 1960s. Some street names recall that the area was a racehorse training stable and grounds. Many of the Bayview Village houses are situated on spectacular ravine lots that feature glorious views of the East Don River Valley Parklands.

Bayview Village original developers wanted to make good use of the countryside and ravines of the East Don River, so they began to build five houses per acre. This was unusual at the time, because many lots in the city had five houses each. This distinct feature is evident today in the large, spacious lots of many Bayview Village houses. Although the area has grown substantially, the community has managed to retain its charm as a picturesque place in the city’s north end.

  • a public elementary
  • a public middle school
  • one private school housed in a former public elementary school
  • a Catholic Elementary school located on the west side of Bayview Avenue
  • There are four churches, one United church, one Greek Orthodox church, one Catholic Church. There is also one Anglican Church which is located just outside the accepted boundaries of the area.
  • an upscale shopping centre of the same name serving the area in the north-east corner of Sheppard Avenue and Bayview Avenue

Most of the houses are original. To date there has only been some limited in-fill housing built within the Bayview Village area. A new development including high rise condominiums has been approved. This will be built on the north side of Sheppard Avenue on the south side of Bayview Village. This is part of the increased intensity of development in the area around Bayview Village. There are a number of new high rise and townhouse developments which it is hoped will bring in sufficient population to make the Sheppard subway a viable line (subway stations, Bayview and Bessarion, serve the neighbourhood).

Bayview Village, with its desirable large bungalows and lot sizes, has seen an increase of almost 18 percent in detached housing in the first half of 2006, with the average house price in the neighbourhood of $600,000. Bayview Village has the fourth largest housing appreciation, detached homes in 11 of the 63 Toronto Real Estate Board districts have reported increases in excess of 10 percent in 2006.
